Getting a mortgage today is a bit paperwork intensive; and that might be an understatement. But, knowing what you need in advance and having it handy will make your mortgage process go a lot smoother. It can also speed up the time it takes to close your loan.

most recent pay stubs covering 30 days

last two years W2 statements or 1099’s…
-
last two years tax returns (including all schedules) and business returns (if you are self employed)
proof of receipt of any alternative income such as alimony, child support, rents, royalties, interest, dividends, loan repayments (check with me or another lender on exactly what is needed but proof of actually receiving the income for at least 3,6, or 12 months & proof you will continue to receive for another 3 years is the minimum needed -
social security or other retirement awards letters if applicable

last two months bank statements for all accounts (checking, savings, CD’s, money markets) be sure to bring all pages even if they say “this page intentionally left blank” (and be prepared to explain any large deposits – especially if they are cash)

last two months statements for all stock, bond and investment accounts

most recent 401k, IRA, other retirement account statement & documentation of ability to withdraw funds if using for your down-payment
-
gift letter & proof of gift funds, if applicable

proof of identity (driver’s license or passport)

divorce decree (if applicable)

military orders or DD214 (if applicable)

bankruptcy papers; including discharge (if applicable)

proof of on-time rental payments for most recent 12 months (in some cases)

signed sales contract (once you find a house)

cancelled earnest money check (once you find a house)
It may seem like a lot, but don’t fret or pull your hair out over this. Having it up-front is a lot easier than trying to find these things once you have everything packed up in a moving van. And, your loan officer and their team is always on standby to help you. And no, we would not like a pint of blood 😉
